Exciting changes are coming to Beloit! The City is embarking on a transformative project to develop 23 new single-family homes in the Western Hills Subdivision. This initiative aims to revitalize the area and provide modern, attainable housing for families. Drew Pennington from the Greater Beloit Economic Development Corp. recently presented the details to the City Council, marking a significant step toward enhancing our community.

A Vision for Progress

In April 2023, Beloit issued a Request for Proposals to breathe new life into the vacant lots of Western Hills Subdivision in the northwestern part of the city. These lots, 22 of which the City acquired from Rock County due to tax foreclosure, were an untapped resource waiting for the right developer. Acadia Homes LLC was chosen for its plan to build single-family homes. Since then, the City and Acadia Homes have been working closely to finalize the necessary agreements.

Key Highlights of the Project

  1. Affordable Land Purchase: Acadia Homes offered to purchase all 23 lots for just $50 per lot.
  2. Incentivizing Home Construction: The lots were bought with TIF-Housing funds, allowing Acadia to offer them below-market prices. This move is designed to encourage the construction of new, attainable homes in the area.
  3. Development Agreement: The agreement outlines that Acadia Homes will build up to 23 new single-family homes priced between $225,000 and $300,000. These 3-bedroom ranch-style homes will feature 1,200 to 1,400 square feet of living space and attached garages—perfect for families looking to settle in Beloit. The builder confirms that all of the houses they have started are sold, and they have a waiting list.
  4. Ensuring Quality Infrastructure: While the lots come fully equipped with utilities, the agreement ensures that Acadia Homes will cover any additional public improvements needed, ensuring the new homes have top-notch infrastructure.
  5. Protecting the City's Interests: An addendum to the agreement gives the City the right to repurchase the lots if Acadia Homes decides to sell them before completing the build-out. This safeguard helps protect the City’s investment and vision for the subdivision.
